Spazio Industriale offers alternative financing solutions to traditional leasing, which because of recent changes in the law has become a less dynamic instrument. Spazio Industriale carries out a more specific evaluation of property assets, and completes their acquisition with a rapid, direct disbursement of cash to the business. At the same time the business enters into an operating lease with the Fund. The sale/leaseback provides the business with immediate cash flow and transforms the financial cost of the lease into an operating cost, providing benefits from a tax point of view as well as a better representation in terms of reporting to financial markets.

Conversion - from industrial space into another type of property - and development - construction of new industrial complexes on vacant sites – are areas in which Spazio Industriale can offer clients considerable expertise. The fact that its operations are limited to planning and developing industrial property means that the Fund does not take part in bids for construction on newly buildable sites, as a result of which it does not have a conflict of interest when discussing the project with the regulatory authorities.

Development know-how: Fondo Industriale has considerable experience in identifying sites suitable for industrial development, evaluating the existing level of infrastructure and its potential on the basis of permitted enlargement in relation to the type of business.
